Former Fortune 500 Director of Real Estate Joins LandTech Realty, LLC to Launch New Brokerage Division

Charleston, SC – Scott Hebebrand, President of Southeast Realty, has teamed with LandTech Inc. of South Carolina to form LandTech Realty, LLC.  Scott brings to LandTech more than 15 years experience in real estate brokerage, acquisition, disposition, planning, entitlement management and development services with several Fortune 500 companies, the private sector and county government.

“The real estate downturn has created a unique opportunity for experienced real estate professionals to assist financial institutions with the disposition of special assets and REO properties,” said Hebebrand. “Current market conditions have challenged owners and financial institutions to maintain value and profitability in an environment where lending is practically nonexistent. Prior to joining LandTech, Scott served as South Carolina Director of Real Estate for KB Home. He led the division’s real estate operations for the national homebuilder, managing a $150 million portfolio and negotiating over $200 million in contracts involving acquisitions, special assets, dispositions and developments. Prior to this leadership role, Scott also was engaged in similar roles with the national homebuilders Toll Brothers and Ryland Homes.

In addition to his corporate experience, Scott gained valuable private sector land development experience with Pappas Properties as the key project leader for the community of Berewick, a 1,000-acre mixed use, master-planned community in Charlotte, North Carolina that was awarded Community of the Year (2008). He also augmented his real estate experience by serving as Regional Planner for Union County, North Carolina’s fastest growing county.

Over his career, Scott has been instrumental in the acquisition and disposition of $750 million in commercial assets. He has also played a significant role in the planning and development of multiple mixed-use and master-planned communities totaling over 7,000 residential units across the Southeast.

Scott is a licensed real estate broker in both North and South Carolina. Wellesley Community Leads Lexington’s New Home Sales Through the 2nd Quarter, 2010

Lexington, SC – LandTech Inc. of SC, a developer of residential communities in Lexington County reports that Wellesley (wellesleysc.com) continues to be ranked first in house sales for the county through the first two quarters of 2010.

So far this year, Wellesley has achieved 42 new homes closed and is on pace to exceed 2009’s record pace when Wellesley was also ranked first in home sales for the county. Wellesley is located just off of I-20 and Hwy 378 in award-winning Lexington School District One. Year to date, through the 2nd quarter 2010, 42 new homes have closed in Wellesley at an average price of $183,500 for $7.7 million in sales.

LandTech’s two other communities in Lexington County, Southbrook (southbrook.com) and Lake Frances (lakefrancessc.com) are ranked third and tied for eleventh in new home sales out of 78 subdivisions active within the county. Last year through the second quarter, Southbrook witnessed 22 new home closings at an average price of $152,600 for $3.4 million in sales. Lake Frances experienced 12 new closings at an average price of $189, 900 for $2.3 million in sales.

According to The M.O.R.E. Report, a housing industry research firm, collectively home sales within LandTech’s three Lexington County communities were up 33% through the 2nd quarter 2010 over the same period in 2009. Additionally, LandTech’s communities saw their total share of the Lexington County’s new homes market rise to 16%. For the same period last year, LandTech’s share stood at 14%.

New Lexington School District One Elementary School Breaks Ground on Ginny Lane

The new elementary school under construction on Ginny Lane is situated on a 77- acre parcel contiguous to the community of Wellesley. The school will feature connector sidewalks to the community so children may walk to school and not have to exit the community and travel on Ginny Lane.

Lexington, SC – Lexington School District One has initiated site work on a 77-acre site for a new educational campus on Ginny Lane, an interstate road accessed from Highway 378 at its interchange with I-20. The new educational campus will contain an elementary school which will open in August 2011 and a middle school opening August 2012. The two construction projects are part of a 2008 bond referendum that also includes the construction of a new high school on Corley Mill Road (planned to open in August 2013), two other schools and other District projects. 

According to Joe Bedenbaugh, an administrator with Lexington District One, the new elementary school will accommodate 800 students, serve grades kindergarten through fifth grade, and feature the latest technologies in class room design.  Attendance zones have not been determined for the new unnamed school.  Jumper Carter Sease Architects is designing the school and construction will be managed by MB Kahn Construction, both of Columbia, SC. 

In connection with the construction of the educational campus, Lexington School District One has agreed to complete a new road which will be named Northside Boulevard and will provide another connection to Ginny Lane from Highway 378. The new two-lane road will be located adjacent to Northside Baptist Church (currently under construction on Highway 378) and alleviate traffic at the intersections of Ginny Lane, Highway 378 and Corley Mill Road.  Land for the new road was jointly provided by Northside Baptist Church and the Harman Family Real Estate Company, LLC.

LandTech Inc. of South Carolina, development manager of the Wellesley community helped reduce the costs to provide sewer service to the site by giving the school district the easements necessary to connect to the Town of Lexington’s sewer system.  Also, LandTech coordinated with the school district to provide two sidewalk connections directly from the Wellesley community to the educational campus.  Children may walk to the school campus without having to exit the community and travel on Ginny Lane.

LandTech’s New Home Communities Experience Sharp Rise In Housing Starts In First Quarter 2010

According to the MORE Report, a housing research provider in Rocky Mount, NC, LandTech’s Wellesley community was ranked #1 in home sales among Lexington County’s 150 active subdivisions in 2009.

Columbia, SC – Announced new housing starts have picked up significantly in the first quarter 2010 for LandTech’s three family-centered residential communities: Wellesley, Southbrook and Lake Frances.   Five different builders in these communities have announced 54 starts of new homes in the first six weeks this year.  The quarterly activity within LandTech’s Columbia-area communities is on track to be the single largest jump in home starts for the past several years.

The leap in house starts correlates with LandTech’s increased house absorption last year. In 2009, home sales in LandTech’s communities were up 86% over the prior year, growing from 81 homes sold in 2008 to 151 in 2009.  Similarly, LandTech’s share of the Lexington market more than doubled in 2009, rising from 6% in 2008 to 16% in 2009.

Lexington’s Wellesley Community Leads Home Sales in 2009

Lexington, SC – LandTech Inc. of SC, a developer of residential communities in Lexington County reports that the neighborhood of Wellesley (wellesleysc.com) is ranked first in house sales for the County in 2009. The community is located just off of I-20 and Hwy 378 in award-winning Lexington School District One. In 2009, 72 new homes were closed in Wellesley at an average price of $179,663 for $12.9 million in sales.

LandTech’s two other communities in Lexington County, Lake Frances (lakefrancessc.com) and Southbrook (southbrooksc.com) are ranked third and sixth in new home sales out of 150 active subdivisions within the County. Last year, Lake Frances closed 42 new homes at an average price of $188,868 for $7.9 million in sales. Southbrook closed 37 new homes at an average price of $146,018 for $5.4 million in sales.

According to Market Opportunity Research Enterprises, a housing research provider based in Rocky Mount, NC, home sales within LandTech communities were up 86% in 2009 over the prior year. The company has grown its share of the Lexington County market by 10%, rising from a 6% share in 2008 to a 16% share in 2009.
